Together with its management arm, MBS employs more than 738 people nationally, of which about 125 are in St. Louis.This position supports the project delivery process and external environment of third party consultants, local and state governmental agencies and community partners for successful implementation of the firm's real estate development projects, including supporting internal staff with experience in design and construction, finance, legal, and property management.Essential duties and responsibilities include:In conjunction with Project Management Staff, act as owner's representative on all real estate transaction matters including ensuring proper legal documentation.Support the Project Manager in the preparation and development of initial underwriting analysis, due diligence, initial assessments, etc. of any properties the team has identified.Prepare and submit financial applications, request for proposals (tax credit applications, first mortgage, soft debt, donations, and syndicators RFQ/RFP preparation)Work with community to assess housing needs and to develop support for development project (facilitate community meetings, voice community concerns, act as liaison between community and all stakeholders; coordinate community meetings, development team meetings and community roundtables). Prepare all notices, scheduling, agendas and meeting materials and provide information to public regarding development activitiesSupport acquisition activities (ownership, title work, land negotiations, relocation, etc.), and assist in negotiations and administration of any purchase and sale agreements as needed.Review project proposals to test and determine project feasibility through the coordination of physical and financial due diligence activities.Facilitate payment requisition process (approve invoices, direct draw processing).Supports Project Managers to facilitate resolution of key development issues during all phases of the process.Support the entitlement process including representation at hearings and neighborhood meetings. Interfaces and works closely with attorneys, planners, architects, engineers and other consultants.Involved as part of the team in design conceptualization and programming.Assist in processing and obtaining building permits.Maintains control of the details and timeline of projects under the Project Manger's purview.Coordinates and interacts with the design team and the construction team to ensure a smooth handoff in a timely manner.With Project Management Staff, hires and manages consultants for the development team, as appropriate.Helps Project Managers prepare and oversee the development schedule, project proformas and budgets and communicate all budget and schedule revisionsMonitors progress of development consultants, including architects and landscape architects, engineers, etc., and progress of construction relative to budget requirements and schedule.Maintain client and stakeholder relationships and resolve conflicts between parties.Coordinates project closeout and transition to property management.Travel required at minimum once a quarter.Specifically, candidates for this position should possess the following career experience/skills:Experience in real estate or economic development in urban areas.Has had responsibility for handling a project development processExperience in the entitlement process.Has been a part of community outreach programs, built relationships with civic and political leaders/influencers, acted as community liaison to build awareness and support for proposed development projects.Demonstrated ability to work as part of a multi-disciplinary team of internal staff including design and construction, legal, finance, and property management. MBS is a highly collaborative environment where the Associate Project Manager works collaboratively and proactively throughout the process.Experience with the Puerto Rico Department of Housing, PR Housing Finance Authority, and the PR Public Housing Administration.Personal Skills and Attributes:Must have an interest in learning project proformas and analyzing deals, and articulate, both orally and in written form, the case for a specific project. Should have both an intuitive and a detailed sense of the dynamics, risks, and structured financings of each transaction.Must have demonstrated strong problem-solving skills and quantitative abilities.Demonstrated ability to work collaboratively within a matrixed team environment.Excellent project implementation, organizational and planning skills. Able to work with time sensitive, detail-oriented material and meet multiple deadlines. Has experience managing multiple tasks successfully through constantly changing priorities.Excellent computer skills; must be very literate in Microsoft Office Suite.Has the interpersonal skills and presence to communicate and interact effectively with all constituencies including with all levels of private and public sector officials.Fully bilingual in English and Spanish and highly proficient in written and oral communication in both languages.
